Our homes tend to look more “lived in” with a pile of shoes by the front door, school books on the kitchen table, and cat hair on the sofa. If you have your home listed for sale, then you also know the stress of looking around your home after a phone call requesting a showing with a few minutes’ notice. 

You want your home to show well so the buyers can see the beauty of the home you love, but with such short notice, how can you convert the lived-in look to a show-ready property?

 Fortunately, there are a few tricks for helping you keep your home show-ready at any time.


Plan in Advance – Before you even list your house, consider the adjustment you’ll need to make in your lifestyle. Move non-essential items to a storage unit, to not only create visual appeal but make it easier to clean quickly.


Containers – A simple way to quickly eliminate toys, clothes, shoes, sports equipment, and other items is storage bins. Keep some handy to throw excess items into before a buyer shows up, and move them to the garage or basement, or even the back of a vehicle.


Establish a Routine – Get everyone in the family involved in establishing a daily routine.
The less clutter that accumulates, the easier it is to move out of sight quickly. All family members should have morning and evening duties to keep the home tidy. If things are kept up on a daily basis, it will make the clutter and mess less overwhelming.

Recent interior design trends have focused on one primary era or design scheme. Mid-century modern furniture and accents have dominated the magazine covers and home shows as decorators have worked with their clients to bring this trend into their spaces. Yet, what to do about the beautiful antique chest from your grandma or the dining room table you inherited from your mom? 

 

These pieces of history seem to have no place in modern design and have been relegated to storage units and garages over the past decade. Well, it’s time to pull them out again as design trends are moving away from stark modern schemes to a warm, eclectic look. The main principle in merging design styles is to focus on one unifying elementlike warm wood tones or the high sheen of gold accentsand then look for pieces that suit that theme. For example, a gold-gilded mirror with baroque detailing can complement a room filled with neutral furnishings with gold or silver-toned accent pieces. It used to be that couples first got married, and then bought a home together. No more! Modern couples no longer consider marriage a prerequisite for buying a home together.  

Buying a property together can complicate either a breakup or a divorce if not considered upfront. No one likes to think about the end of a relationship, but buying a home is a huge investment – not only in the relationship but financially. 

The partners may have differences in income, down payment, and contributions to the home. In the event of a separation, how will these issues be addressed? In other words, what happens if you break up? 

The easiest way to ensure that everyone is protected is the title. Most married couples opt for Joint Tenancy that provides each homeowner an equal interest in the value of the property. The assumption is that marriage involves a merging of income and assets.For couples who plan to keep their finances separate, a better option could be a Tenancy in Common. 

This form of title provides each owner with a separate, transferrable interest in the property. The interest does not need to be equal to the other; this could give one a larger interest if they contribute more financially.

Selling the Family Home?

 


 

 
Family is important, and your decision to sell your home may be difficult for those closest to you. Moving can create mixed emotions, and it’s important to help your family understand how and why you made your decision. Including family members in the process can prevent strong emotions from potentially sabotaging the sale. 

As soon as you decide to sell your home, set aside time to have a serious conversation with the rest of your family. If you have children living at home, they may be fearful of leaving their home, their school, and possibly their friends. Listen to them and reassure them of the safety of the family unit.  

You can’t promise that nothing will change, but share the good things you expect to get from the move; a bigger home, a better job, advantages of the new area, etc. Help your children see that you’ve considered them from the very beginning and explain why it will be a good move for them as well. Adult children might be difficult as well. 

Even though they have left the home, they may be less than enthusiastic for several reasons. They may question your decision to move into the new home or area, or they might simply be nostalgic and sad to see their childhood home sold.  

A home is a special place and the decision to sell, especially if you’ve been in the home for a long time, affects not just you but your family. You can help bring them into the conversation by making time to listen and understand their concerns and then share your own. This way, while you might not all agree, no one will feel left out of the decision.
