7 Tips to Make Your Home Look Great For Showing

Everyone dreams of living in a model home – a beautiful modern room with the perfect vase of flowers sitting decoratively on a glass side table. Unfortunately, life doesn’t always work this

Our homes tend to look more “lived in” with a pile of shoes by the front door, school books on the kitchen table, and cat hair on the sofa. If you have your home listed for sale, then you also know the stress of looking around your home after a phone call requesting a showing with a few minutes’ notice.

You want your home to show well so the buyers can see the beauty of the home you love, but with such short notice, how can you convert the lived-in look to a show-ready property?

Fortunately, there are a few tricks for helping you keep your home show-ready at any time.

Plan in Advance – Before you even list your house, consider the adjustment you’ll need to make in your lifestyle. Move non-essential items to a storage unit, to not only create visual appeal but make it easier to clean quickly.

Containers – A simple way to quickly eliminate toys, clothes, shoes, sports equipment, and other items is storage bins. Keep some handy to throw excess items into before a buyer shows up, and move them to the garage or basement, or even the back of a vehicle.

Establish a Routine – Get everyone in the family involved in establishing a daily routine.
The less clutter that accumulates, the easier it is to move out of sight quickly. All family members should have morning and evening duties to keep the home tidy. If things are kept up on a daily basis, it will make the clutter and mess less overwhelming.

Unfortunately, your life doesn’t stop just because you’ve listed your home for sale. Keep it show-ready by preparing in advance, so those last-minute buyers can see your home’s charm and not the day’s clutter.

Save On Housing Costs in Retirement

Retirement is a time of freedom; it’s something people look forward to most of their lives. As you prepare for retirement, it’s natural to consider ways to reduce your housing costs.
Fortunately, there are some great ways to enhance your lifestyle while reducing costs. 6 Ways to Save Housing Costs in Retirement
1.Downsize The most common way to reduce costs is to downsize. Many older Americans find they can greatly reduce or eliminate monthly payments while reducing upkeep.
2.Home Sharing If you are single, consider finding a housemate.
3.Retirement Communities –55+ communities offer a lower-cost, low-maintenance lifestyle.
4.Retire in Phases –Plan for the stages of retirement, including possible assisted living. Buying into these multi-stage communities can save thousands throughout your retirement.
5.Look at Your Mortgage -Make your current monthly payment more affordable by refinancing at a lower rate. You might also consider a reverse mortgage.
Federally insured reverse mortgages can provide income to supplement your retirement savings. 6.Sell Your Home –Maybe you no longer need to own a home at all. Selling a home and pocketing the proceeds can give you the freedom to travel more and rents may be less expensive than owning.
If it’s finally time to retire, or if you are in the final planning stage, consider the cost of housing. Saving money on monthly expenditures is the best way to make the most of your hard-earned retirement.

Eclectic Home Design Trends for 2021

Recent interior design trends have focused on one primary era or design scheme. Mid-century modern furniture and accents have dominated the magazine covers and home shows as decorators have worked with their clients to bring this trend into their spaces. Yet, what to do about the beautiful antique chest from your grandma or the dining room table you inherited from your mom?

These pieces of history seem to have no place in modern design and have been relegated to storage units and garages over the past decade. Well, it’s time to pull them out again as design trends are moving away from stark modern schemes to a warm, eclectic look. The main principle in merging design styles is to focus on one unifying elementlike warm wood tones or the high sheen of gold accentsand then look for pieces that suit that theme. For example, a gold-gilded mirror with baroque detailing can complement a room filled with neutral furnishings with gold or silver-toned accent pieces. The unifying element is the color and sheen of the mirror. Mix and match your wood antiques with modern furniture of the same kind of wood or hue.

Add oriental-style rugs, traditional paintings, and interesting vases against a backdrop of subtle sofas and industrial accents for a unique look. As with all décor, the room and style should reflect the owner and their lifestyle. Start with a few pieces and look for ways to meld them into your living spaces.

There is no reason to reject the past simply to have a stylish home.

Things to Consider before Buying a Home Together

It used to be that couples first got married, and then bought a home together. No more! Modern couples no longer consider marriage a prerequisite for buying a home together.

Buying a property together can complicate either a breakup or a divorce if not considered upfront. No one likes to think about the end of a relationship, but buying a home is a huge investment – not only in the relationship but financially.

The partners may have differences in income, down payment, and contributions to the home. In the event of a separation, how will these issues be addressed? In other words, what happens if you break up?

The easiest way to ensure that everyone is protected is the title. Most married couples opt for Joint Tenancy that provides each homeowner an equal interest in the value of the property. The assumption is that marriage involves a merging of income and assets. For couples who plan to keep their finances separate, a better option could be a Tenancy in Common.

This form of title provides each owner with a separate, transferrable interest in the property. The interest does not need to be equal to the other; this could give one a larger interest if they contribute more financially.

The interest can also be sold or inherited separately. Don’t let the excitement of a home purchase keep you from considering the future. Before closing on that dream home together, consider the exit strategy –just in case

Selling the Family Home?

Family is important, and your decision to sell your home may be difficult for those closest to you. Moving can create mixed emotions, and it’s important to help your family understand how and why you made your decision. Including family members in the process can prevent strong emotions from potentially sabotaging the sale.

As soon as you decide to sell your home, set aside time to have a serious conversation with the rest of your family. If you have children living at home, they may be fearful of leaving their home, their school, and possibly their friends. Listen to them and reassure them of the safety of the family unit.

You can’t promise that nothing will change, but share the good things you expect to get from the move; a bigger home, a better job, advantages of the new area, etc. Help your children see that you’ve considered them from the very beginning and explain why it will be a good move for them as well. Adult children might be difficult as well.

Even though they have left the home, they may be less than enthusiastic for several reasons. They may question your decision to move into the new home or area, or they might simply be nostalgic and sad to see their childhood home sold.

A home is a special place and the decision to sell, especially if you’ve been in the home for a long time, affects not just you but your family. You can help bring them into the conversation by making time to listen and understand their concerns and then share your own. This way, while you might not all agree, no one will feel left out of the decision.

How to Bring Restaurant Design to your Dining Room

Remember the feeling of walking into your favorite restaurant and looking forward to a nice meal in a great atmosphere?

With the shutdown of indoor dining around the country, social media has been flooded with beautiful pictures of homemade food.

Now it’s time to bring that same enthusiasm to your dining room décor and complete the transition to a true restaurant-quality experience.

Add Texture – Looking for a bistro feel? Add some fuzzy pillows and a cozy(preferably washable) floor rug to draw attention to the space.

Change Up the Seating – Have you noticed that more and more restaurants are using non-conventional furniture in their dining rooms? Adding some armchairs, stools, or benches to the dining room will have a big impact.

Gild the Room – One of the easiest ways to bring elegance to your dining room is to add a gilded mirror. Keep an eye out for these and other special touches at garage sales and some décor stores.

Mix and Match – Take an eclectic approach to your dining room. No need to use matching chairs or place settings.

Add Ambience Keep an interesting vase full of fresh flowers on your table, add soft lighting or candles, and play ambient music over speakers to remind you of your favorite restaurant or bar.

Offer those delicious meals a special place to be enjoyed by adding a few simple touches to your dining room. Even with more time at home, there’s no reason we can’t enjoy a “dining out” sense of elegance.

Room Update – Try Color-Blocking

Room Update – Try Color-Blocking

Repainting a room is one of the easiest ways to freshen the décor while changing the feel of the room. The hottest design trend this year takes this to a whole new level.

Color-blocking techniques are dominating magazines and social media with vivid color palettes and bold geometric patterns, turning the traditional painting project into something special. Color-blocking takes many forms—everything from a simple way to differentiate one space from another by changing the wall shade, to artistic pairings that would feel at home in a modern art gallery.

Your style most likely falls somewhere in between. The common theme is to try something new while changing the feel of the room.  Before you start your project, take time to consider the desired final look. Consider the relationship of your chosen colors and how each plays a part in the design. Bright shades create a sense of energy while softer tones are calming. Use blocked color to trick the eye into adding or subtracting space using light or dark colors.

Color-blocking can also be used to draw attention to architecturally interesting elements, such as a curved entrance or crown molding. This weekend is a great time to update your space by trying something new and modern.

Choose traditional color palettes and subtle shapes to compliment your current design or go bold and completely change the room. Any home décor style can benefit from the techniques of color-blocking with a little imagination, masking tape, and a paintbrush.
